Seller Strategies for Success

If you are planning to put your home on the market now or in the near future, here are some strategies to help you prepare.

1.  Declutter.  Before you put your home on the market, clear the clutter that has accumulated over the years.  The most effective way may be to tackle one room at a time and divide your items into three groups: keep, donate, and toss.

2.  Pack certain items.  You don't want to pack all your belongings, but it helps to start boxing up items you want to keep, but won't use for a while.This could be clothes that are no longer in season or equipment.  This is also a time when you want to pack up items with sentimental value.

3.  Make repairs and improvements.  Start with your home's curb appeal by doing minor repairs and improvements inside the home and out. First impressions are very important. Paint the walls a neutral color, replace light fixtures and update appliances that are broken or damaged.  Last but not least, remember to clean the windows that are too dirty to see through.

4.  Contact a Realtor®.  A Realtor® can provide you with a Comparative Marketing Analysis (CMA).  Knowing how much the homes in your neighborhood are selling for and how long they stayed on the market can help you gauge your home's value and estimate a timeframe for the sale. 

5.  Set realistic expectations. While it's great to get a feel of the market, you should be realistic about the selling process. Having realistic expectations for your home sale will help to relieve the stress of selling.
